A Collaborative Approach to Project Delivery

More than 60% of our annual revenue comes from Construction Management contracts. W. M. Jordan offers both Construction Management at risk and Construction Management Agency services. What’s the difference between the two? Construction Management at Risk (CMR) provides the owner with a guaranteed maximum price (GMP). W. M. Jordan Company assumes responsibility for the performance and payment of all trade and vendor contracts. In the Construction Management Agency method, the CMA provides information and recommendations to the owner to help them make informed decisions about cost, scope of work, and subcontractor qualifications. The owner is responsible for subcontractor performance and payment. At the heart of the CMR method is a cohesive three-party team: owner, architect-designer and construction firm (serving as the Construction Manager). Both the architect/design team and CM are selected based on qualifications, versus the lowest price or negotiated fees. The owner gains the benefit of the contractor’s knowledge of costs, building systems, regulatory requirements, and a thorough pre-construction analysis of costs, building systems, value options, construction planning and approach, and scheduling options. Early involvement in the design allows our team to offer suggestions that add value to the project, reduce maintenance costs, and reduce operational costs over the lifetime of the project. Everyone on the team collaborates to maximize the owner’s program and minimize risk. This collaborative approach allows the team to overcome budget concerns or identify and collectively overcome any challenges early in the process, thus reducing unforeseen issues in the field. To supplement the process, W.M. Jordan uses Building Information Modeling (BIM) in conjunction with a cloud-based project portal to share, collaborate and retain knowledge from the design phase through construction, and even into the maintenance phase of the project. Details such as design changes, schedules, as-built documents, and material selections are constantly updated and available to every member of the building and design team throughout the CM process.
